Freddie Mac Optigo execution for conventional, targeted, and value-add multifamily

We originate Freddie Mac multifamily through Optigo execution — conventional, targeted affordable, and value-add. The file is structured to the program that actually fits, not forced into a single box.

Capital Market Funds is the originator. Freddie Mac is the capital source. We do not claim to be Freddie Mac or an Optigo Seller/Servicer; we arrange and close the loan through the counterparties who execute those programs.

Typical uses

  • Conventional permanent debt on stabilized multifamily
  • Targeted affordable and workforce housing where the asset qualifies
  • Value-add multifamily that still belongs in a Freddie Mac box rather than a pure bridge

Who it fits

Sponsors comparing Fannie and Freddie on the same asset, or who need Optigo’s conventional, targeted, or value-add paths rather than a life-company or bank hold.

How the file is executed

We originate the request, test it against current Optigo credit, and place it with an executing seller/servicer. Rate lock, third parties, and closing follow that path. We stay in the file so the sponsor is not translating between the GSE, the seller/servicer, and the closing table alone.
