Life company permanent debt for core and core-plus assets

Life companies remain the standard for long, clean, cash-flowing real estate. Capital Market Funds originates permanent debt through insurance-company correspondents — typically with a rate lock at application on core and core-plus assets.

We are the mortgage banker on the file, not the life company. Independence matters here: the request is matched to the correspondent whose box actually fits, rather than pushed through a single captive outlet.

Typical uses

  • Permanent acquisition and refinance of stabilized industrial, multifamily, retail, and select office
  • Low- to moderate-leverage takeout for core and core-plus cash flow
  • Sponsors who want a lock at application rather than a lock that waits on a securitization calendar

Who it fits

Owners of well-leased, well-located assets who prefer insurance-company hold and a relationship that can live past the closing dinner — not maximum proceeds at any structure.

How the file is executed

We underwrite to the life-company box, submit through the correspondent, and coordinate application lock, third parties, and closing. Credit is conservative by design. We will say so if the asset is a CMBS or bank file instead.
